Planning Permission and Building Control in Northern Ireland
Planning and building control rules are separate in Northern Ireland, and it’s important to understand both before proceeding.
Planning Permission
Under the Planning (General Permitted Development) Order (Northern Ireland) 2015, Class D, a garden building usually does not require planning permission if ALL the following conditions are met:
- Height no higher than 4 metres overall.
- If within 2 metres of a boundary, eaves no higher than 2.5 metres.
- Buildings other than the house cover no more than half of the garden.
- Not in front of a wall facing a road that forms the front or side of the house.
- Not within 3.5 metres of the boundary where a road runs opposite the back of the house.
- No deck, balcony, veranda or raised platform attached.
- Not used as a separate dwelling.
- Not within the grounds of a listed building.
In Areas of Outstanding Natural Beauty, National Parks, or World Heritage Sites, buildings more than 20 metres from the house are limited to 10 square metres total, and nothing may be placed between the front or side wall of the house and the boundary. There is no general floor-area limit for planning in Northern Ireland.
